Project Overview

Swire Properties Limited embarked on a mission to significantly enhance the energy efficiency of One Island East, a premier Grade A commercial building. Partnering with Trane, the project aimed to replace seven existing chillers with state-of-the-art Trane CenTraVac® Centrifugal Chillers using HFO R514A refrigerant. This initiative not only fulfilled its goals, but also went beyond them, delivering remarkable energy savings and substantial reductions in carbon emissions.

Trane’s Solution

Trane proposed the installation of its innovative CenTraVac® centrifugal chillers, renowned for their ultra-high efficiency and low environmental impact. These chillers utilize HFO R514A refrigerant, which offers excellent performance with minimal global warming potential. The solution was tailored to optimize part-load operation, ensuring consistent performance across varying demand levels. Trane’s expert team managed the full scope of the project—from design and installation to commissioning and post-installation performance validation.

Results

The project has delivered exceptional, measurable energy performance results that underscore its success. One year after the completion of the chiller replacement, the following outcomes were recorded:

• Annual Energy Savings: Over 1.4 million KWh of electricity saved.
• Carbon Reduction: More than 560 metric tons of CO₂e emissions avoided annually.
• Efficiency Gains: The new chillers exceeded the baseline performance, with dramatic improvements in Coefficient of Performance (COP)—the key metric for energy efficiency:
  •    Chillers no. 1 to 3: Average COP improved from 6.5 to 8.5, improved 30.8%.
  •    Chillers no. 4 & 5: Average COP improved from 6.0 to 8.0, improved 33.3%.
  •    Chillers no. 6 & 7: Average COP improved from 4.5 to 6.0, improved 33.3%.
